Letter to: Coleman Highlands On Monday June 30th, five Coleman Highland board members met with Lester Dean Jr., President of Dean Realty, and Stephen W. Crider, Chairman of Dean Operations, Inc. the holding company for all of the Dean Company’s. The purpose of meeting was to notify Coleman Highlands of their near and future plans in regards to property that they own in and around Coleman Highlands. At that meeting Lester Dean Jr. stated they wanted to work with Coleman Highlands in partnership, rather than in the past where Dean Sr. bullied his way through, leaving ill feelings that have festered in our Neighborhood. It was a cordial get-together. Coleman Highland board members were gathering information only. Dean Realty owns the home at 3122 Coleman Road and the vacant property between 3122 and 3126. They want to sell 3122 to persons who would repair and bring the house up to standards acceptable to the neighborhood and The Landmarks Commission. They are also considering having the property re-plotted so they could divide the 3122 property and build a new home northwest of the 3122 home. (See drawing Coleman Highlands Property 297 in power point presentation). This requires (as everything they want to do) a presentation before the Kansas City Planning and Zoning Dept. It would also have to be acceptable to the neighborhood and The Landmarks Commission. Dean Realty also made known their desire to put a road (See drawing Coleman Highlands Property 298 in power point presentation) to access property they are calling Lyddon Tract (See drawing Downtown Industrial Park, Lyddon Tract in power point presentation). Lonnie Clark with the Landmarks Commission advises they will not allow this to happen. He also advised that Landmarks will not allow the house at 3122 to be torn down. What this means is there will be no access road off of Coleman Road. Dean Realty’s long term plan (5-15years) is to build between 4 and 6 homes in the $300 to $500 thousand dollar range on their Lyddon Tract property. Again a presentation before the Kansas City Planning and Zoning Dept would have to happen and the homes would have to be acceptable to the neighborhood. It does not fall under The Landmarks Commission authority. At the Coleman Highlands board meeting Wednesday July 23rd 2008 consensus was that more traffic on Coleman Road is not desirable. Nothing will happen until Dean Realty goes before the city and Coleman Highlands will be notified. After my conversation with Lonnie Clark, I am confident that Dean Realty will need to find and have approved by the city another access road, other than from Coleman Road. Please understand that before anything can happen within Coleman Highlands a presentation would have to be made to the board, (a meeting open to all) which Dean Realty said they would do.
